The first step in preparing your house for sale is being aware of what the market is doing. One needs to know what the competition is (active listings), what are the comparables that are coming down the pipe (under contract listings), and the comparables (last 6 months of sold homes) to see what your home will sell and appraise for so you can effectively have a baseline for your listing price.
