Greetings!


 


         Did
you get out to Arvada’s Kite Festival or the Colorado Tartan Festival?  Both very fun events that are held on
the same day. I made it to both last year but only the kite festival this
year.  It has become a huge event.
My family walked from our house because parking was so bad last year.  This year they had shuttles, but I was
glad we walked.


         Arvada’s
kite festival is such a success, I’m betting it won’t be much longer before
other communities start copying it!


 


         It’s
turning into an interesting real estate year already.  Lots of what we’ve come to think of as ‘the way it is’,
isn’t any more!  If you’ve thought
of selling your home, even if you got a market analysis but it’s been a couple
of years, you should definitely get yourself some updated information.  


         I
can do a ‘quickie’ market analysis for you, which would provide a broad price
range, and printouts of the comparable homes with pictures, so you can kind of
figure where within that range your house would fall. Or, I can do a full-blown
market analysis, which involves viewing your home, and I could also view the
competing homes that are for sale.


         If
you list with me, I would also give you a thorough consultation on what you can
do to increase the value and/or salability of your home, often at little or no
cost.  So, shoot me an email or
give me a call if you’re even toying with the idea of selling this year.  


         If
you’re thinking of buying a house but are feeling frustrated because you keep
hearing how hard it is to get a loan, please make sure to speak with a lender
of good reputation before you give up. 
Even if it’s not the right time for you to buy, a good lender can give
you an idea how to position yourself to buy at the earliest time possible.


Looking
for Some Good People


         Like
most real estate agents, I have an extensive list of folks who’ve done a good
job for me, or for people I know. I’ve got most everything covered except for
two specifics – house cleaners, and concrete contractors. Oh, and a roofer –
the one I used to refer has fallen from grace.


         If

An Internet Site for Those Who Love Gardening


I recently discovered an
internet site some of you might like called, A Garden for the House (www.agardenforthehouse.com), and
requested their newsletters via email. 
They have a lot of interesting articles, this last email had a link to a
94-year old woman showing how she used dandelions for food back in the
depression.  Watch the video to
know we have nothing to complain about these days, compared to those!


The newsletter also has
articles on monthly gardening chores, and recipes.


BTW – if you asked for an
invitation to Pinterest last month and didn’t get it, I sent them but some
people never got their invitation. 
I’m not sure what went wrong. But I found out that you can go to the
site, www.Pinterest.com, and click on
the button that says, “Request an Invitation”.


 


Arvada’s Neighborhood Streets:


       One of my
readers told me a few months ago that our neighborhood, Pomona Lakes, is scheduled
for street resurfacing this year. 
I was happy to hear that, because it looks like a ‘crazy quilt’ out
there, which is not a good impression when trying to sell a house. The City
patched and sealed our streets last year, it doesn’t look very nice but at
least there aren’t any potholes (that I know of).


       But before
I announced this good news in my newsletter, I wanted to verify it. I spoke
today with Christopher of the Streets Division at the City of Arvada.


       Usually,
the year after the City does the patching repairs, they want to put down a new
surface coat the following year, which gives the streets a uniform color and
nicer look.  However, due to the
fact that some of Arvada’s arterial streets were in such bad shape, the work on
neighborhood streets has been put off for a year, maybe two.


       I was
disappointed to hear we weren’t going to get our pretty ‘top coat’, but it’s
totally understandable that the City would take care of the streets that carry
the most traffic first.


       If you have
a question that someone at the City offices can answer, and you don’t want to
call them yourself, tell me and I’ll do it for you.  They are always so nice down there, I don’t mind at all.

            <description> <![CDATA[ Home insurance deductibles are starting to become more and more complicated.  Most insurance companies in Colorado are going to split deductibles.  This means they are giving two seperate deductibles. One for wind or hail damage (typically affects the roof) and one for everything else.  Some companies are using participating deductibles for wind and hail.  This means they will put a 1% up to 5% deductible for such losses.  Most people assume this is 1 to 5 percent of the cost to fix the property.  That is not correct.  It is actually 1 to 5 percent of the dwelling amount.  For example, a $300,000 house with a 2% deductible would have a $6000 deductible for wind or hail damage.  It is more important than ever to go over your policies with your agent. ]]> </description>

Have you ever had a service company to your home to repair something and find out that it really wasn't "broken"? It probably conjured up ambivalent feelings of joy that it wasn't something serious and frustration that you had to pay a service call for something so simple.Before you call the repairman next time, keep these things in mind to see if it is something simple:    Disposal not working - check to see if the reset button has been thrown. It is usually on the bottom of the disposer. If the disposer is making a humming sound, the blades may be stuck. While the disposer is turned off, use a wooden broom handle as a lever to gently rotate the blades. Remove the broom handle and turn on the disposer to see if it works properly.                                                                                                                          


 Air conditioner not working - check to see if a breaker has thrown on your electric panel. You might need to flip thebreaker completely off and flip it back on.


    Electrical outlets not working - Electrical plugs in bathrooms or outside, especially on a porch or patio, are many times connected to a ground fault interrupter. The GFI will be a wall outlet and it may be located in the garage. Locate the outlet and reset the button that may have tripped.


    Clogged drain - a simple way to correct a slow or clogged drain is to use the water pressure from a garden hose. You'll need a helper to turn on the water full-blast once you have safely placed the hose in the drain and are holding a hand-towel around the hose to direct the water to the drain.             <title>Denver Metro Home Prices Increase</title>

According to S&amp;P Case-Shiller Home Prices Index Denver
Metro homes prices increased in January 2012 compared to January 2011.  This is the first time in the last 19 months
the Denver Metro real estate market has seen prices increased from the previous
year.  While the increase was small, only
0.2%, it’s another sign over a changing real estate market in the Denver Metro
area. 


Previously, we talked about all the signs pointing to a
rapidly changing real estate market in the Denver Metro area, except an
increase in prices.  Inventory levels,
days-on-market, and homes under contract all pointed to an improving real
estate market for months.  We should see Denver
Metro home prices continue to rise in 2012 given the pent up demand for homes
in the Front Range.   


Low inventory and high demand is great for sellers, but
tough on buyers.  Talk to any real estate
agent in the Denver Metro area and they will tell you they are seeing multiple
offers on almost every house listing under $300,000.  One agent recently told us she had 41 offers within 24 hours of listing the house for sale.   I would expect to see much higher year-over-year price increases in February, March, and April (and for the rest of 2012) given the current environment.  If you are looking or have considered buying
a home in Colorado you better not wait long, home prices in the Denver Metro
will continue to increase.

Many local folks are waiting with anticipation to see what is going to happen at the site of the old Westminster Mall in Westminster, CO.  If you're one of them, I just happened across an event that might be right up your alley:





Westminster Mall Redevelopment Interactive Workshop


 


The City of Westminster is inviting community members to attend an interactive open house on the future redevelopment of the Westminster Mall site.  Community involvement at these open houses will affect planning as it moves forward.


Community members can visit multiple interactive stations that will address comunity character, land use, open spaces, public amenities, and the project vision.  City staff will be present at each station and throughout the open house.
