Free passes to ride Broomfield-Louisville route; prizes for taking bus

Denver Metro Home Prices Increase

According to S&P Case-Shiller Home Prices Index Denver Metro homes prices increased in January 2012 compared to January 2011.  This is the first time in the last 19 months the Denver Metro real estate market has seen prices increased from the previous year.  While the increase was small, only 0.2%, it’s another sign over a changing real estate market in the Denver Metro area.

Pulte Sells Anthem in Broomfield

Pulte Homes has sold it's interest in Anthem Ranch and Anthem Highlands in Broomfield to a private company, Wheelock Street Capital.  The cash transaction included all the remaining developed lots and undeveloped land in the Anthem community.  Anthem is the largest master planned neighborhood in Broomfield, CO.  

Pulte has built over 1,300 homes in Anthem since the community was announced in 2005, which is less then half of the homes planned for Anthem.  While nothing has been decided, it does appear a new builder will be selected to build the remaining 1,500 homes in Anthem.

Looking to sell your home in Colorado?  It all comes down to price.  In reading a recent article regarding the potential harmful effects of changing a listing price and how that can affect how long a property is on the market, it reminds me how crucial it is to get a property listed at the right amount from the very beginning.  A good and accurate CMA, as well as an honest and open discussion with a seller is needed in achieving this correct price. In the study, they cited that homes that undergo price changes, either up or down, will result in a property being on the market longer.  Interestingly in this study it showed that the bigger the price change, the longer the effect it will have on the property being on the market.So take note…
