Louisville's First Brewery Opening this Weekend!

I blogged earlier in the year that Downtown Louisville was poised to have three breweries open by the end of summer. Great news! Gravity Brewing in Louisville is open! They will be open Thursday - Sunday of this week. Check out their Double IPA and Belgian Blonde. Belgian Wit and Strong Pale Ale are still on tap. Sewer Line Inspections are Recommended

One item that we (real estate agents) continually run into on inspections is the integrity of the sewer line.  As there are only 2 ways to find out if a home has a sewer line issue (either a camera inspection or a back-up), a $150 digital video inspection is money well spent. With such an inspection, you can see if the house has a problem that could cost up to $10,000 to fix, considering the cost of excavating and replacing pipes, and potentially replacing a sidewalk, driveway, landscaping, etc. (Not to mention any additional mess or damage.)  The past 3 transactions where we have represented buyers in central Denver discovered compromised lines and we were able to save our clients $7,500- $10,000 in all of these cases. Real Estate Market Conditions in Colorado’s Front Range - August 2012

The real estate story of 2012 in the Front Range continues to surround the lack of inventory and many buyers entering the market soaking up the limited quality homes on the market. This has led to several sellers we represented receiving a favorable price and terms on their homes but on the flip side it has created challenges for several buyers we have represented successfully and others that are still seeking a suitable home. This month I wanted to touch on some of the reasons why we have a lack of inventory in our market place. This is more anecdotal to what I am seeing in the field and in practice and not a data driven scientific study. As one of my clients this weekend said, residential real estate tends to be “more art than science.”

Louisville Community Park

Louisville Community Park is located on the south end of Old Town Louisville. Built in 2006, it is the newest park in Louisville, and includes such features as a pop-fountain, dog park, bocce ball and horseshoe court, basketball court, pavillion, ponds, and even a small dirt bike loop for beginners. During the summer, there are free Thursday night concerts held at the outdoor stage.

The Bella Vista subdivision directly to the west of this park is comprised primarily of ranch homes with basements. Their prices range from the low to mid $300,000s. Louisville is recognized as Best Town for Families (again)!

The magazine Family Circle has listed Louisville as one of the top 10 towns for families. The magazine "assessed which places best met our family-friendly criteria -- including affordable homes, quality schools, access to healthcare, green space, low crime rate and financial stability -- and ranked them from top to bottom."  In the past, Louisville has ranked at the top of Money Magazine's "America's Best Places to Live" list. With these national accolades, Louisville is becoming quite the relocation hot spot for families moving to Colorado. Louisville to Gain 3 Brewerys

First Friday Art Walk - Louisville

The historic downtown of Louisville hosts an art walk on the first Friday of every month. Today, Creations Gallery will hold a gala opening and evening reception for award winning pasted artist Colleen Hoermer, among sixty Colorado artists showing at the gallery. A Day of Free Dental Care for Children in Louisville

Louisville Bear on Vacation

The Louisville vet clinic's Official Louisville Bear statue -- known for its familiar wave and seasonal costumes -- on the corner of South Boulder Road and Main Street in Louisville, was lifted off its longtime base with the sound of splintering wood Friday, Jan. 20. The bear statue, which has been slowly rotting for years is being replaced by a weather-tolerant replica and is being used as a model for its replacement. Read the full story here.
