Denver Metro Home Prices Increase

According to S&P Case-Shiller Home Prices Index Denver Metro homes prices increased in January 2012 compared to January 2011. This is the first time in the last 19 months the Denver Metro real estate market has seen prices increased from the previous year. While the increase was small, only 0.2%, it’s another sign over a changing real estate market in the Denver Metro area.
Previously, we talked about all the signs pointing to a rapidly changing real estate market in the Denver Metro area, except an increase in prices. Inventory levels, days-on-market, and homes under contract all pointed to an improving real estate market for months. Denver Metro Real Estate Market Improving?

All signs point to the Denver Metro real estate market improving ahead of the national market. There are several indicators that are very positive for the Denver Metro housing market and it might not be long before real estate in Denver is a seller’s market. Inventory is drastically down, unemployment is down, homes under contract are up, and we are now seeing home prices increase.
The Denver Metro housing market has seen inventory levels drop for the last several months. According to MLS the inventory levels are down 42% from a year ago and February’s inventory of unsold homes was only 10,086!! FHA will increase its annual mortgage insurance premium (MIP) by 0.10 percent for loans under $625,500 and by 0.35 percent for loans above that amount. Upfront premiums (UFMIP) will also increase by 0.75 percent
The UFMIP will be increased from 1 percent to 1.75 percent of the base loan amount. This increase applies regardless of the amortization term or LTV ratio. FHA will continue to permit financing of this charge into the mortgage. This change is effective for case numbers assigned on or after April 1, 2012.

Pulte Homes has sold it's interest in Anthem Ranch and Anthem Highlands in Broomfield to a private company, Wheelock Street Capital. The cash transaction included all the remaining developed lots and undeveloped land in the Anthem community. Anthem is the largest master planned neighborhood in Broomfield, CO.
Pulte has built over 1,300 homes in Anthem since the community was announced in 2005, which is less then half of the homes planned for Anthem. While nothing has been decided, it does appear a new builder will be selected to build the remaining 1,500 homes in Anthem.
