Denver Metro Home Prices Increase

According to S&P Case-Shiller Home Prices Index Denver Metro homes prices increased in January 2012 compared to January 2011. This is the first time in the last 19 months the Denver Metro real estate market has seen prices increased from the previous year. While the increase was small, only 0.2%, it’s another sign over a changing real estate market in the Denver Metro area.
Previously, we talked about all the signs pointing to a rapidly changing real estate market in the Denver Metro area, except an increase in prices. Inventory levels, days-on-market, and homes under contract all pointed to an improving real estate market for months. Denver Metro Real Estate Market Improving?

All signs point to the Denver Metro real estate market improving ahead of the national market. There are several indicators that are very positive for the Denver Metro housing market and it might not be long before real estate in Denver is a seller’s market. Inventory is drastically down, unemployment is down, homes under contract are up, and we are now seeing home prices increase.
The Denver Metro housing market has seen inventory levels drop for the last several months. According to MLS the inventory levels are down 42% from a year ago and February’s inventory of unsold homes was only 10,086!! Security issues might not be top of mind when you’re knee deep in the process of putting your home on the market, however, home sellers should take certain precautions to keep themselves and their belongings safe.
The home-sale process, which includes open houses, frequent showings, and an influx of strangers into your home, poses certain risks. However, by taking a few safeguards, you can put your mind at ease.
Inform
the neighbors that there will be people in and out of the house.There
should always be a Realtor with the buyers looking at the home. You can
pretty much tell which one is the Realtor..holding papers and working
to open the lock box and perhaps standing out front of the home
talking. Usually there is a neighbor who is the "neighborhood watch"
person...engage them to look out for unusual happenings.
