FHA Extends Flip Waiver

Last week FHA extended the waiver to their 90 day house flip rule through December 31, 2012. FHA guidelines don’t allow a buyer to purchase home when the owner of record has changed within 90 days of the purchase contract. However, they have waived this rule for the last few years in hopes of helping the struggling real estate market.
If you are purchasing a home and obtaining a FHA loan you still need to proceed with caution when purchasing a house that has been flipped. When the buyer’s purchase price exceeds 20% of the price the seller paid for the house there are additional guidelines that must be met. Lenders will require two appraisals to be performed, a property inspection, and evidence of repairs performed on the house to justify

Not
only does the Old Spaghetti Factory have delicious food but the design
of the building and the antiques are an amazing eye full.
This
restaurant is international started by the owners wife Sally. In order
to furnish the first restaurant she went to garage sales and scrounged
around for furniture to decorate the restaurant. To this day she
supervises every restaurant’s decorating with antiques and replicas of
antiques.
The
locations of restaurants are in old buildings or warehouses in the
downtown areas where rents are cheap so the price of the food is
reasonable.
We like eating in the bright red train car. We don’t get to do that every day.

- Extension cords should not be placed under the carpet or rugs or bundled together which could cause overheating.
- Limit three standard size sets of lights to a single extension cord.
- Consider using portable or permanent ground fault circuit interrupters with all lighting to avoid possible shocks.
- Turn off holiday lights when you leave the home or got to bed.
