Amazing HUD program in Colorado for law enforcement officers,teachers, firefighters and EMT's

HUD offers an unbeatable program for Law enforcement officers, pre-Kindergarten through 12th grade teachers and firefighters/emergency medical technicians.  It’s called the Good Neighbor Next Door Program.  HUD offers a substantial incentive in the form of a discount of 50% from the list price of the home. In return you must commit to live in the property for 36 months as your sole residence. When you choose to use an FHA- insured mortgage, the down payment is only $100!  Eligible Single Family homes located in revitalization areas are listed exclusively for sales through the Good Neighbor Next Door Sales program.  GNND buyers can bid in lottery, exclusive, and extended phases, but can bid exclusively on insured single unit homes in revitalization…

Christmas is upon once again.  Is it just me or are the years going by faster every year?  The shopping season has started and the big kick-off will be Thanksgiving weekend with the infamous Black Friday specials.  If you aren’t into crowds, shoving and fighting over one item, try this idea.


Why not quit supporting all the oversea suppliers of clothing, TV’s, toys, etc. and concentrate on your local shops and vendors.  Here are a few ideas for Christmas gifts that may not be on their lists but will be appreciated nonetheless.

Colorado FHA Loan Limits Increase

After failing to extend Colorado FHA loan limits in September, Congress has passed an Appropriations Bill to increase the FHA loan limits in Colorado.  The new Colorado FHA maximum mortgage limits will expire December 31, 2013 and are effective today (11/21/11).

Boulder Homes for Sale Among the Most Expensive College Towns

 A report from Coldwell Banker Real Estate ranked Boulder homes for sale as the fifth most expensive out of college towns.  The average cost for a three bedroom, two bath home for sale in Boulder is $731,617 according to the report.  The report looked at real estate markets of the 117 schools in the football bowl subdivision from August 2010 to August 2011 listed on Coldwell Banker.com.

Fort Collins homes for sale ranked 95th (most affordable) on the list at an average home price of $266,708.  Colorado Springs homes for sale ranked 72nd with an average home price of $193,968.

While the Boulder market is known for its higher real estate market prices, the numbers from the Coldwell Banker report appear to be drastically exaggerated based on

Arvada - Best Place to Live Denver to Boulder

Definitely put Arvada on your 'Best Place to Live' list if you're moving to the Denver/Boulder vicinity. One reason - Olde Town Arvada.

Driving through Olde Town Arvada last week, I had to smile about the surprising mix of businesses.  

One thing I like about historic Arvada is that it's not all brand-new and spiffy, a 'fake' town created by a master plan designed to win awards.  Don't get me wrong - I know people love places like that, and I'm glad they're popping up everywhere.

But back to Olde Town!  Arvada grew up around the town center at Grandview and Wadsworth. Many of the buildings are original to the town's founding.

How Many American Homes are Underwater?

The number of homes that are underwater is something we hear on the news all the time, yet I still think this is an interesting question. Public perception is so completely skewed, it's no wonder that even people who CAN buy a house AREN'T.

'Underwater' means more is owed on the house than it would currently sell for, which results in a foreclosure or short sale if the owners can't make the payments.

Obviously, that doesn't apply to homes that are completely paid off.  So, how many American homes don't have a mortgage on them?

The carbon monoxide alarm will even be installed by Arvada firefighters.  How can you go wrong?
