What this report tells you:  If you want to buy a home in Arvada for $150 to $200,000, you should be prepared to deal with foreclosures and short sales in higher numbers than last year, and even the year before.

The following information was obtained from Metrolist on October 30, 2011.  This report includes only detached single family Arvada homes that sold between $150,000 and $200,000.  arvada home sales denver to boulder23 Arvada homes sold in October 2011 between $150,000 and $200,000.  69 median days on market.  10 were foreclosures,  4 were short sales, 9 were 'regular' sales.  So 61% of Arvada homes were distressed sales.

The following information was obtained from Metrolist on October 30, 2011.  This report includes only detached single family Arvada homes that sold between $100,000 and $150,000.arvada home sales denver to boulder Eight Arvada homes sold in October 2011 between $100,000 and $150,000. 35 median days on market. 4 were foreclosures, 1 was a short sale, 3 were 'regular' sales.  So 63% were distressed sales.

2010 saw 13 Arvada homes sell during October between $100,000 and $150,000.  70 median days on  market, you can see that's quite a change to this month's figure.  11 of the thirteen were foreclosures, 1 was a short sale, 1 was a 'regular' sale.  That means 92% were distressed sales.

2009 saw 8 Arvada homes sell during October between $100,000 and $150,000.  83 median days on

When I Sell My House, Should I Disclose a Bad Neighbor?

If this question was tossed out into a group of real estate agents, the discussion would be long and heated. But it would boil down to, some say 'yes' - the seller has a duty to disclose a 'bad' neighbor - and some say 'no' - the seller doesn't need to disclose a 'bad' neighbor because it's not a material fact about the house.

Personally, I think there would have to be some definition of 'bad'.

I've heard a neighbor complain about another neighbors' habit of hanging laundry out on a line that can be seen from the street; meanwhile the complaining neighbor has not watered their lawn for the 7 years they've owned the house ('lawn' is the wrong word at this point!).

Government Fails Colorado Home Owners AGAIN

The government announced some of the details regarding changes to the HARP program and unfortunately they won’t offer Colorado home owners much help. The HARP program was created a few years ago to help home owners refinance their mortgage and avoid foreclosure. However, the HARP program has many limitations, including the limiting the help to Colorado home owners with mortgages owned by Fannie Mae or Freddie Mac. Loans with mortgage insurance (lender or borrower paid) are unable to qualify for the HARP mortgage refinance, unless their mortgage servicer provides HARP mortgage loans, regardless if it’s owned by Fannie Mae or Freddie Mac.

Even though the government has opened some of the guidelines, it remains only available to Colorado home owners

Vista Ridge Pumpkin Fest in Erie, CO October 22nd from 1-4pm
