The apartment vacancy rate in the Denver Metro area could hit an all time low the experts are predicting and renters should brace themselves for sticker schock. Gordon Van Stroh, a professor of business at the University of Denver indicates that the second quarter vacancy rate fell to a 10 year low of 4.8%.

The last time vacancy rates were lower was the first quarter of 2001. Some experts are predicting that the vacancy rate could fall to an all time low of 3.6 which was set in the third quarter of 1994. Should the vacancy rate fall the rental rates could substantially increase which makes purcashing a home a much better option. Our most recent survey question asked Colorado real estate agents if we would see increase or decrease in the Denver Metro real estate market.  While the numbers for Denver prices have shown a slight decrease in home prices over the last year, the latest number have shown home prices in the Denver Metro area are improving. 

The Colorado real estate agents in our surveyed overwhelming believe there will be little or no change to Denver Metro home prices, with 80% thinking that we will see an increase of less than 1% to home prices in Denver.  The minority of local Denver real estate agents believed we would see an increase of 1%-3% in home prices.  Many Denver real estate agents did note, Denver Metro home prices could drop if the banks release a

As of July 22, 2011 interest rates for a 30 year conventional fixed mortgage stood at 4.625% and you could get the rate down to 4.5% with 1 point. The FHA mortgage interest rate was at 4.625% and could be bought down to 4.375% with 1 point. The rates are based on a FICO score of 740 or higher and a loan amount of at least $200,000. The interest rates increased slightly from last week on the uncertain outcome of the U.S. debt negotiations & European debt problems. This continues to be a great time to purchase a home, the low rates will not last forever and at some point the economy will pick up and housing prices will start to increase.
